Arbours at Eagle Pointe

The Arbours at Eagle Pointe is an Active Adult community in the Somerton section of Northeast Philadelphia.  The development is mixed with Carriage, Villa, Condominium, and Single Homes with garages.  Central to the community is 5,000-plus-square-foot clubhouse with a library, card room, fitness center, pub, and billiards room, in addition to an outdoor pool.  Located at the site of the abandoned Byberry State Hospital, development challenges include the location of existing tunnels connecting the buildings and catacombs.  Also complicating the development was the presence of an underground stream that was diverted into an active culvert.  Demolition of the existing tunnels and structures posed challenges due to groundwater conditions and miscellaneous urban fills.  EEI conducted a comprehensive geotechnical investigation to characterize the subsurface conditions across the 55 acres.  We are currently conducting construction phase inspections and testing as the development progresses.
